Brydant’s innovative public private partnership (P3) model was created to fund and develop Sustainable Economic Development projects in growing communities. It’s purpose is to lessen the financial burden on education, government, and healthcare.
OUR APPROACH FROM CONCEPT TO COMPLETION
The Brydant model is designed to provide a comprehensive approach to development in a manner that utilizes tax exempt bond financing, non-profit bridge owner/borrower, while reducing risk to the local governmental entities and to the project. We utilize a five-step development approach that has been successful with over $2 billion dollars of privatized development on governmental property.
Phase 1 – Phase 2: The Advisory Process
Strategic Plan & Implementation Strategy
The first phase defines the direction, aligns the stakeholders, and provides the Key Performance Indicator’s for project success. After completing an optimized Concept Plan and Financial Feasibility Analysis, Brydant will deliver an Implementation Strategy Report which clearly defines items such as: Government Participation, Credit Enhancements, Revenue Enhancements, Phasing, etc. This process and report will set the action plan going forward.
Preliminary Legal / Financial Structuring
The purpose of this phase is to structure the project for tax-exempt bond financing. This includes incentive agreements, facility use agreements, ground lease, contracts with 501 c3, government/quasi-government sponsors, commitments from financial entities, and reimbursable schedule created.
Phase 3 – Phase 5: The Development and Investment Process
Pre-Development – Design
The purpose of Pre-Development – Design is to optimize the efficiency of project design, establish the Guaranteed Maximum Price and Design Build Agreement with the contractor, and create the project master-schedule.
The purpose of this phase is work through the various tax-exempt bond requirements to achieve the project financial closing and commence construction. This phase includes components such as: finalizing all agreements, attorney letters of opinions, IDA hearings, TEFRA hearings, Council Approval, Final Offering Statements, etc. Brydant Capital has launched the Brydant Opportunity Fund I to take advantage of high yield tax exempt opportunities. The purpose of this phase is to complete design, permitting, and construction of the project.
