DEVELOPMENT - GLENDALE 654,000 SF HQ / INDUSTRIAL - 3Z BRANDS

Brydant acquired this 42 Acre off-market site and developed the 654,000 SF Manufacturing and Headquarters for Brooklyn Bedding (3Z Brands).  The entitlements,  building & operational design, Opportunity Zone investment creation, financing, and all other development responsibilities including on-going property management, were all performed by Brydant Real Estate. This property is located at 5301 W Bethany Home Rd in Glendale, AZ. Brydant is currently acting as the developer and owners representative for a second phase,  adding approximately 300,000 SF.

DEVELOPMENT - PHOENIX 102,960 SF INDUSTRIAL - TODAY' S PATIO

Brydant developed this institutional grade industrial facility in the Deer Valley market of Phoenix, Arizona.  Anchored by their client Today's Patio, this multi-tenant investment property benefited both the user and investment team through a collaborative partnership. Brydant designed the facility to accommodate multi-tenant capability for future exit flexibility and value. PHOENIX 186,000 SF OFFICE

The headquarters’ campus was a design-build leaseback focused on the company’s rapid grown.  Brydant's principal, Rose Arck, lead the strategic planning which allowed PetSmart to double the size of the campus over the past 15 years.  Services included issuing, reviewing and negotiating an RFP for the initial design-build as well as negotiation of the sale/leaseback, entitlement, campus design, outsourcing of various building services, purchase of furniture, and move-management. This facility was a design-build on 35 acres with PetSmart’s growth in mind.  Brydant's principal, Rose Arck, lead the strategic planning which allowed PetSmart to expand the building to nearly 1 million square feet serving store fulfillment in a Foreign Trade Zone that has been active for more than 20 years.  Services included site selection and purchase, entitlement, FTZ application/activation, building design, construction oversight.

LEASE/BUILDOUT - GOODYEAR 210,000SF INDUSTRIAL

Fairfield Processing Corporation (Danbury, CT) contracted Brydant to provide the selection and lease negotiation of a new 210,000 SF industrial facility to house their west coast operations. Located in Goodyear, AZ.  Brydant also performed the preliminary design and oversaw the entire manufacturing process buildout and all tenant improvements within the facility as the owner's representative.

OWNERS REPRESENTATIVE - PEORIA 17,211 SF VET HOSPITAL 

Brydant served as Project Management & Owners Representative for a 17,211 Addition & Renovation for the Canyon State Veterinary Specialists.  Brydant reduced the construction time frame significantly and saved the ownership group 30% as a result of our expertise.
